Here we address the most common questions about renting, investing, and managing property on the Sunshine Coast. Whether you're a local resident or an overseas investor, we're here to provide the clarity you need.
To ensure a strong application, you will typically need to provide 100 points of identification (e.g., driver’s license, passport, Medicare card), proof of income (such as recent payslips or a letter of employment), and rental history or references from previous landlords or agents. Having these documents ready can speed up the application process significantly.
In Queensland, when you pay your rental bond (typically four weeks’ rent), we are legally required to lodge it with the Residential Tenancies Authority (RTA) within 10 days. The RTA holds the bond in trust for the duration of your tenancy. At the end of your lease, the bond is refunded to you, provided the property is left in good condition and there are no outstanding rent or other costs.
Landlords are responsible for ensuring the property is in a good state of repair and fit for a tenant to live in. This includes maintaining the structure and key fixtures, and ensuring all plumbing, electrical systems, and supplied appliances are safe and in working order. We manage all maintenance requests on your behalf, coordinating with trusted local tradespeople to ensure your property remains compliant and well-maintained.
